- Looking for Independent, Drama-Free, Mature Adult who has their 'Own Schedule' and 'Works Full-Time'.
- Who will respect other Tenant's Space and Privacy.
- Prior experience living on their own and/or rented a room, lived with other tenants/roommates is a big plus.
- Keep the 'Common Areas' clean and tidy especially the 'Kitchen' and the 'Tenant's Bathroom.'
- Assist with Tenant's Bathroom Cleaning. Rotate depending on number of Living Tenant(s).
- Assist with Monthly Group House Cleaning (~1 to 2 months)
- No Partying; No Smoking; No Vaping; No Drugs (Cannabis, etc).

- Less than 10 min drive to Cal State East Bay.
- Hayward Down Town or South Hayward Bart Station around 5 to 10 min drive depending on traffic.
- Immediate access to freeway 880, and 92 San Mateo Bridge.
- Most businesses including grocery stores, restaurants, fast food, etc, 1/2 to 1 mile radius.

- 11' x 13' Size Room; 143 sq ft
- Large Closet with 3x Sliding, Mirror Doors
Furniture:
- The room comes fully furnished.
- You must arrange your current furniture accordingly.
- Full Size Bed (Serta-Posturepedic "Firm").
- New Bed Frame with 13 Inch Clearance for more storage underneath the bed.
- New Mattress Encasem*nt and Hypoallergenic Waterproof Protector for every incoming tenant.
- Office Desk and Chair, 2x Drawers in the closet, Night Stand for TV receiver, and Small Spare Fridge (Inside the closet).
- TV mount with Dishnetwork Receiver/Remote
Wireless internet:
- SONIC Fiberoptics, 10Gbs
- 1x Router and 3x Wifi Extender, Eero Pro 6E Triband w/ Ethernet Port installed around the house.
- If you need Ethernet access for gaming and/or online meetings for your room, we can add an Extender in your room with minimal cost of ~$5 to 8 per month.
Bathroom:
- You will have to share 1x bathroom with 1 to 2x other roommates depending number of living tenants.
- Bathroom Cleaned every 2-3 weeks. Therefore, rotate every 6 to 9 weeks per Tenant.
Kitchen:
- Full kitchen privilege.
- Light cooking preferred due to number of living tenants.
- No Baking available due to cast iron set stored inside the main stove.
- 1x small electric toaster/stove available on the countertop.
- Very Limited or No cabinet space available per tenant. (First Come, First served)
- Got most of the kitchenware and utensils that will be shared among us.
- You can bring and add something that we don't have.
- 1x Full Size Fridge in the Garage to be shared with other Tenants.
Parking:
- 1x Permit per Tenant.
- Plenty of parking on the street in front or near the house.
Terms of the Rent/Lease:
- Rent ($700) + Monthly Utility Bills (~$142 per Tenant)
Total Move-In Cost: ($1542)
- First Month Rent ($700) + Monthly Utilities (~$142) + Security Deposit which 1x Month Rent ($700)
- Minimum 6 months lease.
- Priority given to those with 1 year lease.
